Homeownership Opportunities

NHSGN is dedicated to affordable housing as well as improving and expanding homeownership opportunities within our service area. The following represents an overview of our homeownership program.

Educational Programs

The path to successful Homeownership begins with education. Buying a home can be the biggest purchase made in life. It can also be a confusing and complicated process. There are decisions to make and deadlines to meet. The more education a buyer has about the process, the better the chance of success.

We encourage everyone to begin their education before looking for a home. Click on one of the following NHSGN offerings to learn more.

Homebuyer Education

The Homebuyer Education is a step by step guide in buying and owning a home. The course is open to the public and is available without cost or obligation. Even if homeownership is not an immediate goal or immediately feasible, the course can help participants prepare for future success. The course is accredited by NeighborWorks and is required for many affordable loan and grant programs. Class topics include: Understanding Credit, Working with Real Estate, Insurance, and Closing Agents, Mortgage Options, Home Inspections, Home Repairs, Maintenance and Insurance and Household budgets.

Landlord Training

NHSGN offers classes for current and future landlords. Topics include:

· Code enforcement
· Tenant/Landlord requirements
· Inspections
· Time frames for equipment and safety checks

Post-Purchase and Foreclosure Counseling

When things do not go as planned and things like unexpected repairs, mounting bills/debt, job loss, divorce or illness occur it is stressful and may jeopardize one’s success as a home owner. The goal of Post-Purchase Counseling is to help homeowners remain in their homes.

Financial Fitness Training

For 2007 we have added Financial Fitness Taining. Classes include: How to Balance a Checkbook, Making and Keeping a Budget, How to Build Credit, and Predatory Lending.

Loan Programs

NHSGN works in conjunction with various financial institutions, foundations and government programs to identify and arrange affordable loan products. Owner occupancy is a requirement of most programs and income guidelines may apply.
