Homebuyer Education Course Overview
NHSGN uses the NeighborWorks curriculum as the basis and standard for our Pre and Post Purchase courses. The curriculum has been somewhat modified to reflect local conditions. We have the ability to have interpreters available for Credit Counseling and assorted classes.
Pre-Purchase
Pre-purchase courses are divided into 3 classes. Each class is 3 hours long and covers the following:
Budget and Credit – Budgeting, Savings plans and tips for success, Credit, How it works, Understand credit reports, and Understanding credit scores.
Financing a Home – Pre-qualifying for a mortgage Getting Pre-approved, Understand mortgages, Available products and programs including IDA’s.
Shopping for a Home – Finding property for sale, Working with a Realtor or agent, Agency disclosures and agreements, Insurance
Closing, Homeownership and Predatory Lending – Closing Process, Home Maintenance, Continued Savings and Household Budgets, Predatory Lending.
Post-Purchase Course
The NHSGN Post-Purchase curriculum is designed for an 8 hour class consisting of the following: Landlord Training, Maintaining Good Credit, Protecting your Equity, Home Maintenance, Do It Yourself vs. Hiring a Contractor, Maintenance Schedule.
